Location

To open your bar from scratch and more quickly reach a break-even level, you need to choose the right location of the institution. In many respects the attendance of the bar depends on its location, so you need to identify the most crowded places in town. As a rule, it is the center, but in bedroom communities can be a successful business. Be sure to pay attention to the location of competitors.

Do not open the third bar on the same street, if you are not sure about the originality of the concept of the institution – only if it is so “fishy place,” that you can easily fill a bar with all those who do not fit into other institutions.

After choosing a location, you need to focus on the selection of space. The ideal would be a freestanding building, which previously housed a catering establishment or a nightclub. If you want to open a small, cozy bar, look at the premises on the first floor or basement of non-residential buildings. You can also rent the upper floors of shopping and entertainment centers. Getting permission to organize a bar in an apartment building (on the first floor) is quite difficult. In addition, the owners of the apartments will always be dissatisfied with such a neighborhood. Most often the apartment building is the place where you cannot open a bar.

Premises for the bar can be bought, leased or rented with a subsequent right of redemption. In most cases, the choice is made in favor of a lease with a monthly or annual fee. Be sure to develop a lease agreement, which is certified by a notary. Agree in advance with the owner of the building all the terms to be spelled out in the contract.
